New California Law will require Ladera Ranch Home Owners to install Carbon Monoxide Detectors

            A new California law that requires California homeowners and California rental owners to install carbon monoxide detectors will go into effect January 1, 2011 for single family dwellings and January 1, 2012 for multi-unit residences.  There are many articles suggesting this law comes into effect in July of 2011.  Anyone interested in viewing the entire bill click on SB 183 .  The bill will change the language in the transfer disclosure statement required in transactions including the sales of real property.  Under the existing law a seller of a single family dwelling must disclose to a buyer that he/she has installed an operable smoke detector in the home as required by law.  This bill revises the statutory transfer disclosure statement as follows:

  1. Requires the seller to check off whether or not the property has one or more carbon monoxide devices in the property.  (i.e. gas burning stoves, ovens, and water heaters)
  2. Adds a footnote to the statement advising buyers that installation of carbon monoxide device is not a precondition of the sale.
  3. Requires the sellers to certify, as opposed to checking off as under current law, that the property is in compliance with laws requiring smoke detectors and the bracing of water heaters.

This bill is intended to reduce the avoidable deaths of Californian’s due to carbon monoxide poison.  Home owners considering selling their homes should consider becoming compliant with this regulation sooner rather than later.  The new devises range from $17-$40 dollars and could save your life.  To find a current list of carbon monoxide alarms simply click here.

More Efficient Heating & Cooling

Did you know that nearly half of the energy used in a typical home goes to heating and cooling your home. This is why it is so important to make good decisions about your heating and air conditioning (HVAC) systems. These simple, yet important decisions can have a tremendous impact on the monthly utility bills, not to mention comfort for you and your family . Take these steps to increase the efficiency of your heating and cooling systems.

Air filter changes

You should be in the habit of checking the air filters on a monthly basis, especially during high usage months, like summer and winter time. When the contractor finally shares the estimate for your planned home improvement, many people stand in shock of the numbers. Once the shock has worn off, you are faced with the biggest hurdle of all, where will I get the money to complete the home improvements?

What Types of Home Improvement Loans Are Available?

Home improvement loans are typically completed in 2 ways: Equity based home loans or a home equity line of credit (a.k.a HELOC pronounced “He-Lock”). An equity based home loan is the more traditionally structured loan, the money from the loan is disbursed to you all at one time, and payments are based a normal fixed monthly payment schedule or amortization schedule. A home equity line of credit, is more like using a credit card, you pay a minimum payment based on the amount you use or borrow from the line of credit. The home equity line of credit alows more flexibility, however the payments will fluctuate as well.

Which Loan Is Right For Me?

First, it is highly recommended you do your home work and shop around for the best rates and programs. Before you even speak to a lender, you should at least know what home equity loan rates are in your particular area.

Here are a some things to consider when determining a loan that is right for you:

Monthly cash flow: If you have a more stable income, and you are able to make an extra fixed monthly payment, then generally speaking a traditional home improvement loan is the best way to get the money you need. If your monthly income changes often, like commissions, bonuses or seasonal income, then most likely the home equity line of credit is the ideal way for you to go.

Overall Project budget: It is not uncommon for any home improvement project to run over budget. If you decide the traditional home improvement loan is your best choice, make sure you plan for and set aside some extra money in case of unplanned or unforeseen expenses.  If you decide on a home equity line of credit loan, the money can be “withdrawn” as needed as long you remain within your credit lines limit.

Future plans: If you have any plan to sell the home in the near future, it will be best to choose a loan or credit line with the lowest upfront costs, and no penalty for early prepayment.

Credit history: Assuming you have a good credit score, you should be able to negotiate a loan with little or no closing costs and lower interest rates. If your credit is below par, you may best served by your own bank or lender. If your credit is poor overall, your most likely to work with a hard money or private investor lender that specializes in bad credit home equity loans.

Navigating the home improvement loan process is not real difficult, as long as you are prepared, and you have done your research ahead of time. It is equally important that you take the time to select a good contractor with references, and preferably a referral from a friend or family member. If you take the same approach in selecting your lender and financing, you should be able to have a positive experience.

Homebuilders Feeling Better

Homebuilders having been hit by the worst home sales in nearly a decade, are starting to look ahead to springtime. In fact they have indicated they feel a little more optimistic about sales.

The NAHB (National Association of Home Builders)  said its monthly index of builders’ outlook improved slightly in November, the highest level since June of this year.

Most builders are not seeing a big improvement in potential buyers visiting their homes, but those who visit seem to be more serious about buying in the future.

Gains in new home sales are up slightly and builder confidence has improved over the past two months. This is at least encouraging news.

It is common for new home sales slow down during the fall months, but new home builders are looking more positive on spring selling season which is usually the peak season for new home sales.

The potential sales in the spring will be driven by price affordability and of course interest rates more so than on the overall U.S. economy and job growth.

D.R. Horton Inc., one of the nation’s biggest homebuilders, said it did not necessarily see a significant jump in sales during the spring season.

The Texas builder reported its new home orders fell approximately 21 percent in the 3rd quarter of this year (July-September). Many other homebuilders have recently reported significant drops in sales during the same quarter.

Less then stellar new home sales always means fewer jobs in the construction industry, which normally drives our economic recoveries. Every new home built is like the equivalent of three jobs for a year and generates about $90,000 in taxes, according to a trade group.

Benefits of Carpet in Your Home

What are the benefits and downsides to Carpeting in your home.

Carpet is certainly not for everyone. Some people do not like the care and maintenance involved like vacuuming when it comes to carpet. Some people get tired of the color, especially if it is a color that is very personal color choice, this can even bring down the value of your home when selling. Carpeting does have a few benefits and should also be considered when planning on home improvements for your home.

In the United States, carpeting is the flooring selected about 50% of the time. That is above vinyl,  tile, and most other types of flooring.

Here are some of the advantages of carpet.

Carpet improves insulation

Carpet and the padding will act as insulation to help improve temperature control in the home.  Heating and your home will be more efficient if you have padded carpet installed in a room, or even through out the entire home.

Carpet is Safer

Slipping is far less likely on carpet, making it much safer than tile or vinyl flooring. Tile can certainly be dangerous when it comes to slipping, especially if there is water or other liquid spills. Sometimes this is just an accident waiting to happen. Wall to wall carpet is definitely safer and more comfortable for the children as well.

Carpet makes for great insulation of course, and also helps blocking sound in and around the home. Tile or vinyl, and even wood in a home creates lots of echo when you are watching television, playing movies and this can be a problem for many families with children.

Disadvantages Carpet in Your Home

Cleaning is one of the key reasons some people do not choose carpet. Vacuuming carpet does take some work and of course on occaison a good steam clean may be necessary, not to mention somewhat costly.  Cleaning carpet too often is not really necessary if proper care is taken, such as removing shoes inside of the home at all times. Shoes will tend to cause wear and tear on a carpet, as well as track dirt inside the home.

Pets like dogs and cats may tear parts of the carpet to shreds with their claws. Although carpet can be patched if you have carpet patching tape, it is a bit more difficult to do, and a professional is highly recommended.
