Rancho Santa Margarita home sales picked up significantly in December with 62 homes, single family homes, condos and townhomes sold.  The average time it took to sell your home, condos and townhomes in RSM in December was 111 days, down from 122 days in November.  The average Rancho Santa Margarita home, condo, or townhome sold for $396,032 in December.  Rancho Santa Margarita homes, condos, and townhomes sold for an average price per square foot of $238.02.  RSM homes sold for 93% of there listing price in December which is down 2% from the previous month. 

Of the 62 homes, condos and townhomes sold in Rancho Santa Margarita in December, 13 were bank owned REO homes, 22 were short sales, and 25 were standard sales.  There were 34 condos and townhomes sold is Rancho Santa Margarita in December and 28 single family homes sold.  The highest sale in December sold for $915,000 in Dove Canyon Estates in the Rancho Santa Margarita community of Dove Canyon.  The most affordable home sold in the condominium tract of Las Flores for $122,000.

Rancho Santa Margarita home sales slowed considerably in the month of November with 49 homes being sold down from 70 sold in the month of October.  The average time it took to sell your home in November was 122 days up from October when the average time on market was 90 days.  The good news for Rancho Santa Margarita home owners is the average price is up 9.8% from October and sold for $417,171.  Rancho Santa Margarita homes sold for an average price per square foot of $251.18.  RSM homes sold for 95% of there original listing price in November which is 2% down from last month.  Of the 49 homes sold in Rancho Santa Margarita in November 3 were bank owned REO homes, 22 were short-sales, 24 were standard sales, 25 were single family detached homes, and 24 homes were condominiums or townhomes.  The highest sale in November sold for $802,000 in Summit Crest in the beautiful guard gated community of Dove Canyon.  The most affordable home sold in the condominium complex of Belflora.

Home sales in Rancho Santa Margarita were steady for the month of October off just 8 units from September sales. There were 70 homes sold in Rancho Santa Margarita in October. The average RSM home sold for $379,595 while the highest home sold for $875,000 and the lowest price condominium sold for $97,000. Robinson Ranch was responsible for the highest home sale while the condominium tract of Los Flores was responsible for the best deal in Rancho Santa Margarita.

The best sign that home sales in Rancho Santa Margarita are stabilizing are the price sold compared to the original listing price. In October RSM homes sold for 97% of the original listing price while the average time on market was just over 90 days.
